- OBJECTIVE:
To describe a procedure for the preventive maintenance of Air Handling Units.
- SCOPE:
This SOP is applicable for preventive maintenance of Air Handling Units
- RESPONSIBILITY:
Assistant Engineer/Above – Engineering shall be responsible for implementation and compliance of the Standard Operating Procedure.
- ACCOUNTABILITY:
Manager – Engineering/Manager Production/Head QA shall be accountable for implementation and compliance of the Standard Operating procedure.

- PROCEDURE:
- Preparation of preventive maintenance plan:
- Inform the concern person before starting preventive maintenance.
- Ensure that no activities are carried out in the respective machine.
- Ensure that the respective system electrical supply is switched “OFF”
- Before carrying out the preventive maintenance display status board as “UNDER PREVENTIVE MAINTENANCE” on the electrical panel and machine.

6.3 CHECKLIST:
6.3.1 Check condition of the belt ( if applicable) for wear, tear and damage and replace, if damaged.
6.3.2 Clean the AHU and its surroundings with dry cloth.
6.3.3 Ensure no air leakages from the plenum area, inspection doors and arrest if any.
6.3.4 Check and ensure free flow of water in drain pipe line, clean with compressed air if pipeline is jammed and clean the tray with hot Water.
6.3.5 Ensure no vibration from the system and correct if any.
6.3.6 Check and ensure all the indication lamps are glowing, replace the lamps if not working.
6.3.7 Check strip heaters for proper working and tight their connections. Replace heater, if found damaged.
6.3.8 Clean the filters and replace the filters if found any damage.
6.3.9 Check and ensure the dampers of supply, return and fresh air ducts are in the correct position.
6.3.10 Clean the control panel with air blower and ensure that there will ne no loose control wires .dress the cables after proper routing.Re-grease the bearing of the motor and blower.
6.3.11 Clean the outer surface of the cooling coils with wire brushes, compressed air, water and cleaning chemical.
6.3.12 Check the condensing unit gas and its load.
6.3.13 Check any leakage in service valve of condenser.
6.3.14 Check the dynamic balance of the Blower/Plug fan by empty rotation, make it balance if found any unbalance.
6.3.15 Ensure no air leakage from ducts and plenum doors.
6.3.16 Ensure no insulation damages over the air ducts.
6.3.17 Start and run the machine in auto/manual mode.
- Check and observe the machine for proper working.
6.4 Remove the “UNDER PREVENTIVE MAINTENANCE” status board from the AHU and the respective electrical panel.
6.5 Affix the Preventive Maintenance Status on AHU as per Attachment – I of SOP SOP/EN/003
6.6 Update status label of AHU after completion of preventive maintenance and assembly respectively.
6.7 After performing the preventive maintenance activity of machine, respective area supervisor shall check and note the details on respective Machine Operation & Cleaning Log Book.
Junior Engineer/ above shall update the activity in respective formats of SOP for Calibration & Preventive Maintenance of Air Handling Units (SOP/EN/092).
